Stilt +4 Floors with 8 dwelling units – each floor having 2 units. Flat A – 3BHK/ 1995 Sq.ft. and Flat B – 2BHK/1125 Sq.ft.

Project Specifications

Structure – R.C.C.framed structure with RCC columns, beams and slabs.The ground floor level shall be of 2’ height from the existing road. Height of the building as per CMDA norms. Brick masonry filler walls. Structural plans to be provided in advance before commencement of work.

Elevation – The building will have good contemporary elevation, and floor plan as per the owner’s choice with quality external painting of aesthetically appealing colours, will be decided by the Builder with consent of the owner.

Doors & Shutters - Main Door : First class Burma teak wood frame (6”x3”x7’0”) with 35mm Thick panelled Doors with 18mm plank. External double door- wooden door with half grill opening outside with brass fittings.

Other Doors: First class teak wood frames (5” x3” x 7’0”) with 32mm solid panel doors with 16mm teak plank with melamine polish.

French door:First class teak wood frames and solid core teak wood shutters with melamine polish.

Bathroom: Water proof BWR shutters for bathroom doors with ss fittings.

Windows - All windows frames & shutters –UPVC (FENESTA/ equivalent make), Ventilators –UPVC top openable shutters Glass with Grill.

Flooring - RAK/ equivalent 4x2 tile flooring for the entire apartment (Except Master Bedroom) as per owner’s choice.

Master Bedroom – Laminated Wooden flooring. (Quickstep/Pergo/equivalent make)

Toilets – Anti skid ceramic tiles. (12” x 12” Kajaria/Johnson make )

Wall Tile – Glazed ceramic wall tile upto ceiling height (24” x12” Kajaria /Johnson make ) designer tiles in kitchen and baths to enhance esthetic appeal. Tiles option as per individual owners choice.

Kitchen – Polished black granite kitchen platform top over, double sink with ss drain board.

Sanitary ware & C.P.fixtures –(All Sanitary ware & C.P. fixtures)

a) EWC/IWC & Wash basin –kohler/ American Standard wall Mounted with Geberit concealed chrome plated fixtures (kohler/American Standard make) as per the owner’s choice and consent from the owners.

Electrical – 60 amps - 3 phase supply connection with change over facility and concealed copper finolex wiring with modular switches (MK/Legrand make)

Wiring - All internal conduits in PVC India tubes make. Good quality wiring will be used for entire building. Modular switches will be provided (MK/ Legrand make).

Living/Dining – Two fan points, four wall points, Three 5 amps point and one call bell. One Television point.

Bedrooms – One fan point, two lights point, one 5 Amps point, two 15 amps for Air conditioner, One Television and Telephone points in two bedrooms.

Kitchen - Two light points, one 5 amps point, four 15 amps point, one exhaust fan point.

Bathrooms – One light point, one exhaust fan point.

Painting wall – Cementious putti (Jk/Birla/Asian make) for all ceilings and walls for smooth finish with one coat of prime & 2 coats of Emulsion (Royal Asian paint). All exterior all will be finished With weather proof exterior emulsion (Asian paints). Flat false Ceiling shall be provided for fourth floor only.(any design shall be charged extra).
